In a city of 490 approximately 1 hour north of the St. Louis area on the banks of the Mississippi  River there are two buildings listed in The National Register of Historic Places across from the River Front City Park for sale.   The River Front Park across the street is being redeveloped.  There are steps down so you can touch the river.  There are plans being developed to have a 45 boat marina across the street with a slip for the Majestic American Line boats to stop over.  A new golf course has opened in Clarksville.  The Skylift is being refurbished so it too can reopen.  Crown Valley Winery has the Port House Tasting room 6 miles down the road. There's a lot of stuff going on around Clarksville!

115 N. 1st is basically a shell with only a facade approx 15' enclosed.  Most of the concrete (approx 18' in the front section isn't concrete) has been poured for the 1st floor and the water, sewer and electrical ruff in connections are in.  There is a work shop and a metal garage on it now.  No tax credits have been taken on 115 N. 1st, or 113 N. 1st so federal and state credits are available if you rehab the buildings.  The front facade must remain the design it is, but the other sides can be built as you wish as long as they meet with the National Park Standards.  The buildings are in the Historic District of the City.   Each lot is 110' x 21', there is an alley behind and room to add to the buildings or build a garage.  You could build 4 apartments or two live/work units.  Lots of possibilities!   Clarksville has 100's of pelicans and eagles visit each year and you could watch them right from your own living room!   $204,000 for both (113 & 115) including W/D, refrigerator, stove, DW, disposal.  113 with the apt is $175,000.  $150,000 for 115.
